1. General Restrictions
- Smoking and pets are not allowed within the Fulfilment Centre and your Assigned Location
- Food is not to be consumed at your Assigned Location
- If you want to dispose of your bulky items (e.g., pallets, wooden waste, equipment, etc), please arrange for a disposal agent to properly dispose of your items. Dumping of such bulky items at our Fulfilment Centre is strictly not allowed, and you’ll be charged a penalty plus the cost of disposing of your items
- Ensuring the safety of the Fulfilment Centre is a collaborative effort between you, Spaceship, and the other Users. If you notice any potential hazards or any emergencies, inform us promptly.
- For SpaceLabs users, should you be the last to leave the Fulfilment Centre, switch off all lights, electrical appliances, and any wall-mounted air conditioners. Let’s work together towards conserving electricity.
2. The Fulfilment Centre and Your Assigned Location
- Your Assigned Location has been handed over to you on an ‘as is where is’ basis on the Handover Date. Maintain your Assigned Location in good condition, in accordance with the Terms of Use.
- Unless with written approval from Spaceship, do not: attach or fix any item(s) on the walls/doors/windows, paint; alter any part of your Assigned Location; install any telecommunication lines or devices at your Assigned Location.
- If your Assigned Location has power points, do not use any equipment, machinery, or connect excessive electrical devices that may result in electrical circuit overloads.
- No explosive, inflammable materials, dangerous, or illegal goods shall be stored, delivered, or transported within the Fulfilment Centre, the common areas, and your Assigned Space
- Strictly no signage to be displayed in the premises, including vision panel, glass window facade, or in/at your Assigned Location
- Blocking / covering of any vision panels at your Assigned Location is not allowed at all times. Failure to comply shall result in a penalty charge of $50.00 before GST
- Do not place your items in a location other than your own Assigned Location. Penalties apply for encroachment, from $300.00 before GST.
- Common corridor power sockets should not be misused and can only be used when you are physically present. Strictly no overloading, such as using multi-plugs, and strictly no overnight usage. Failure to comply shall result in a penalty fee for each occurrence.
- The address of the Assigned Location and Premise must not be used as your registered business address with ACRA or as your business address in any of your online sites, including Google My Business.
3. Security and Access
- You’ll be given one (1) Access Card that will enable you to access the relevant various zones and sections within the Fulfilment Centre through common areas and lifts (where applicable). Additional access cards may be requested at a one-time non-refundable fee, subject to availability. Each User can hold a maximum of 3 access cards only. You should not, under any circumstances, duplicate the access card. Duplication of the Access Card is a serious offence and is a breach of the Terms of Use.
- All access cards must be returned upon the termination of the Service/Subscription Agreement. If any access card is lost or stolen, inform us immediately. A replacement fee per access card is chargeable.
- For Users with access to the SpaceLabs facility, all visitors and guests must be registered upon arrival. If your visitor is staying for more than 2 hours, please purchase a Day Pass.
- You will need to provide a valid local (SG) telephone number for the purpose of setting up a lift intercom access during handover (if any). Should there be any changes, you will need to notify us in writing and allow a maximum five (5) working days for such changes to be in effect. An admin fee will apply for each change.
- For security reasons, closed-circuit television systems (CCTV) are used in common areas throughout the Fulfilment Centre.
4. Use of the Common Areas and Shared Equipment
- There are other Users in the Fulfilment Centre. Please be mindful of the following:
- Avoid answering calls, talking loudly, or conducting meetings in the common areas
- Refrain from consuming pungent food
- Common areas must not be used in a way that causes encroachment or disrupts the usage of space by others, or interferes with the access of other Users. Any violation will result in a Space Encroachment penalty fee. Should you fail to remove the items, we reserve the right to dispose of the items without prior notice, with no claims allowed, and all associated costs incurred in the disposal will be billed to you.
- All common areas, including driveways, sidewalks, entrances, lobbies, lifts, stairways, corridors, fire exits, and other common passage areas shall not be obstructed or used as storage, work areas, waiting halls, or any other purposes. Items found at these locations shall be removed immediately without notice at your cost and expense. You shall be responsible for ensuring compliance, regardless of whether your items are placed there yourself, by your team, or by external parties (e.g. delivery partners).
- The power points in the common areas are strictly only for Spaceship’s use.
5. Use of Shared Facilities & Shared Equipment
- Meeting rooms and other facilities are there for your use. This is done on a booking basis and fees apply. Do vacate the room and remove all your belongings at the end of your booking promptly, so that you do not inconvenience other Users
- Any extension of time after the stated booking period is available only if there are no existing bookings for the time slot of your extension.
- Shared equipment is provided to help create a convenient environment for our users. Please do not hoard any shared equipment. Use these shared items with care and always return them to their original location. If any equipment is damaged or lost while in your care, you will be charged for any fees incurred and other penalties.
- All trolleys, pallet jacks, fans, and other shared equipment must be returned to their storage location. Penalties will apply for non-compliance.
- If your subscription plan includes access to shared use of refrigerators in the pantry, always label and seal your items before putting them into the refrigerator. Do not leave any items behind if you no longer need them. Items that have been left unattended, are unlabelled, are untouched, or have expired will be disposed of.
6. Cargo & Mail Handling
- If you are loading/unloading containers or large trucks, ensure that the container and vehicle do not obstruct parked vehicles and that the containers are removed promptly after you have completed the loading/unloading. There are penalties if the container(s) and or vehicle(s) are left unattended for more than 1 hour.
- If you require the use of dock leveller(s), please notify us at least 2 business days in advance.
- You are required to receive incoming parcels in person. If you are unable to do so, arrange for deliveries to be rescheduled to a date when you are available.
- Letters are strictly not allowed to be mailed to your Assigned Location
7. Access for Repair and Maintenance
- You shall allow access and entry to Spaceship, the Space Operator, or any of our representatives for maintenance or repair works to the building, common areas, fixtures, and fittings with your Assigned Location upon receiving notice.
- You shall allow access and entry to Spaceship, the Space Operator, or any of our representatives to carry out regular air conditioner maintenance.
- For any maintenance or repair works that require access to your Assigned Location, you are required to be present at the scheduled appointment time. If you are unavailable, you are required to make alternative arrangements. Should you fail to attend or be present at the scheduled maintenance appointment time, a penalty fee will apply.
